The Mortgage-Rate Conundrum

We’ve been keeping track of the 30-year and 15-year fixed mortgage rates, and they’re between 6.5% and 7.0%, no lower than they were one year ago. After 11 rate cuts by the Fed, shouldn’t they be closer to 5.0% and 5.5%?
