The Trouble With Time Shares

I’m looking at buying a time-share resale in Hilton Head, S.C. It’s for two weeks a year, and one of those weeks includes 28 rounds of golf. The seller is asking $10,500. I was told it was valued at $25,000. It also has an annual maintenance fee of $614 and a $70 transaction fee, per week. Can you please tell me how to value this property? And do you think I can make money on my investment by renting out the golf unit for $4,000 a week?
